This 20-storey 540,000 square foot office building is a long-span column free structure designed with openings through the concrete beams to facilitate the mechanical systems. To facilitate these long spans, column-free space between the core and the perimeter of the building without sacrificing headroom or increasing the floor to floor height of the building, we integrated openings through the concrete beams to allow ducts and piping to pass through our structural beams.

The project has three levels of underground parking with 540 stalls.
